If Ftax is not displaying or pulling the property section for your rental income, the issue is almost always a missing “Business Source” registration within HMRC’s systems. When Ftax makes its background call to HMRC, it can only display the specific income streams that HMRC has explicitly unlocked and provisioned for your account.
If you are a sole trader who was auto-enrolled by HMRC based on historical data, HMRC frequently only pushes the self-employment data feed to your software, forgetting to activate the property business source feed. The section will only appear in Ftax once it is officially registered on HMRC’s backend. To rectify, do the following:
- Log directly into your HMRC account.
- Navigate to Income Tax > View and manage Making Tax Digital for Income Tax.
- Look at your registered income streams. If “UK Property” (or “Foreign Property”) is not listed alongside your self-employment, you must add it.
Re-authorising Ftax for MTD may also help. Ensure you log in with the exact Government Gateway credentials used for your primary individual Self Assessment.
